First in the rules for building relationships, you must learn to communicate. Others cannot understand your concerns if you do not speak about them.
Also, listen well because it is in listening that nuances of the other one's point of view can be found.
When you put yourself in their shoes, then empathy will grow.

Practice of consistency and dependability.
Your word should be your bond. As people begin to realize they can depend upon you, the more your credibility will increase. Engage people in a collaborative problem-solving process; let them understand that their views count. It is in this shared ownership space that solutions are born and nurtured.
Do not underestimate the power of positive reinforcement, acknowledge good work, and you shall see more of it. When there is conflict, rise above emotion and handle the issue with professionalism and respect. Create rapport by being genuinely connected because relationships are the bedrock of influence.
